Case study: Priory Street Car Park Hastings

Cemplas Waterproofing and Concrete Repairs Ltd were directly appointed the main contract by Hastings Borough Council to carry out full remedial works to the concrete structure and parking areas of their Priory Street M.S.C.P. The 14 week program me of works included Cemplas undertaking a condition survey, surface preparation, concrete repairs to soffits, beams, walls and columns. Concrete repairs were required to the floor slab prior to the surface coating. Other works included Cemplas Installing a new Steel support Beam, movement Joints, crash barriers, column Base Plates, windows, doors and Glazing.

System component parts included Sika Monotop 610,615, Sikafloor Rapide, Sika Ferrogard 903, Sika Galvashield, Embedment Mortar, Sika Galvashield XP, Sika Galvashield XP2, Sikagard 675W (White) Rust Oleum Combicolor, Dulux all Purpose Primer and Dulux Weathershield External Gloss.

As part of the works Cemplas erected safety fencing around a designated site compound area and fixed Health and Safety signs to the compound perimeter fence and the car park main entrance. When all the safety measures were in place Cemplas began by jet washing all internal concrete surfaces but excluding all floor slabs.

Cemplas carried out a hammer test to all internal concrete beams, soffits, columns, walls and floor slab marking the repair defects on the substrate which were recorded showing repair sizes on the Concrete Repair Defect Schedule.

Before undertaking the floor slab repairs checks and precautions were implemented. The deck of the soffit immediately below the floor repairs were inspected for signs of cracking. Repairs were measured to establish the depth of repair and if the repair depth was less than 60mm and there were no signs of cracking to the soffit then the breaking out began without further precautions. Where the repair depth was more than 60mm but less than 100mm with no signs of cracking then constant monitoring of the soffit was carried out whilst the breaking out was undertaken. In areas where the soffit was cracked below areas of repair, a 4m2 exclusion zone was erected below the cracked soffit and if the exclusion zone was within the driving isle the works were scheduled to be completed in accordance with the noise and vibrations working restrictions.
